Who We Are

Makan Finder is a real estate agency based in Business Bay, Dubai, working with buyers, sellers, landlords and tenants across the emirate’s freehold and leasehold communities. We operate as Makan Finder Real Estate L.L.C a brokerage licensed by the Dubai Department of Economy and Tourism and registered with the Real Estate Regulatory Agency (RERA) under the Dubai Land Department.

Every listing we publish carries a Trakheesi permit number, and every agent who represents you holds an individual Broker Registration Number (BRN) issued by RERA. You can verify both before you sign anything.

What We Do

We are a full-service brokerage. Most clients come to us for one of the following:

Residential sales

Apartments, townhouses and villas across Dubai's freehold communities — from first purchases to portfolio additions. We handle valuation guidance, listing, viewings, negotiation, and the Dubai Land Department transfer process end to end.

Leasing

Landlord representation and tenant placement, including Ejari registration, RERA rental index checks, and renewal or eviction notice guidance under Law No. 26 of 2007 and its amendments.

Off-plan and new launches

Direct access to developer inventory, with plain answers on payment plans, escrow protection, handover timelines and post-handover terms — including the parts developers tend to gloss over.

Investment advisory

Rental yield comparisons, service charge analysis, capital appreciation history by community, and Golden Visa eligibility thresholds for property investors.

Property management

Tenant sourcing, rent collection, maintenance coordination and annual renewals for owners who do not live in the UAE.

Commercial.

Office and retail space in Business Bay, DIFC, JLT and the surrounding business districts.

Budget, financing status, timeline, intended use, and — for investors — target yield. If your budget and your requirements do not meet in the current market, we will tell you in that first conversation.

You receive a curated set of properties with the real service charges, the actual chiller arrangement, the parking allocation and the building's maintenance record — not just the brochure.

We view together

An agent who knows the building accompanies every viewing. You get the drawbacks alongside the selling points.

We negotiate on evidence

Offers are backed by recent DLD transaction data for comparable units in the same building, not by guesswork.

We complete the paperwork

MOU (Form F), NOC from the developer, mortgage coordination where needed, DLD transfer appointment, title deed handover, and utility and Ejari registration. You will know the full cost — the 4% DLD transfer fee, trustee fees, agency commission — in writing, before you commit.

  • Every advertised property carries a valid Trakheesi permit and a signed Form A from the owner.
  • Off-plan client funds go to the developer's DLD-supervised escrow account. We never take deposits into our own account for off-plan purchases.
  • We comply with UAE Federal Decree-Law No. 20 of 2018 on anti-money laundering, including the real estate reporting obligations for cash and virtual-asset transactions.
  • Commission structure is disclosed in writing before engagement. No hidden fees, no charges for viewings, no "administration" surcharges at transfer.
